Luxury homes in Placer County (those listed at $1,000,000 and above), are selling at a pace that is pretty consistent with this same time period a year ago, but the inventory levels across the county for this price point are noticeably higher.  We alo note that the number of pending sales of luxury homes is noticeably down as well, but there is some seasonality built into that number.  What does all this mean?  Overall, in Placer County right now, luxury homes are tending to come onto the market a bit faster than they're selling right now.  We do expect to see that relationship change during the 2nd quarter of the year, as the pace of home sales picks up.

The Placer County real estate market is starting 2015 with residential re-sale inventory levels slightly higher than this time last year, and with sales at about the same level.  The really interesting statistic is the volume of pending sales, which is up some 37%.  What that means is that we have a much higher volume of sales that are scheduled to close escrow in the coming month.  The chart below summarizes the data from TrendVision™ as of February, 2015.

Obviously, the numbers will vary depending on which community you're in as well as the price range, but overall Placer County home sales are starting the year better than they did in 2014.  Both the average and median prices are up, but the days on market is up slightly from 52 to 57.  This number
