If you're looking to sell your home, it can be tempting to sell it yourself and potentially save the cost of real estate commissions.  But, there are some very good reasons why that would be a mistake. According to trusted housing industry experts at HomeGain.com and Realtor.org, more homes listed by real estate agents are sold than homes marketed by owners, and they sell more quickly and for more money. Homes listed by real estate professionals get more exposure and their sellers get more support. Set yourself up for success by following our Home Seller's Guide.

There is an old saying in Real Estate, "Don't wait to buy, but buy and wait."  Many times I have buyers and sellers asking me what the future will hold as they try to anticipate the market. Since my crystal ball broke a long time ago, the way we analyze is predicated on past behaviors and future forecasts.  Knowing the market you are in is key.  Every home is in essence its own market and depending on mitigating factors as in, condition, location, upgrades & low inventory can all play into pricing and your decision. We can look at past sales and average price per square foot, however, in the case of low inventory and multiple offers, you may find yourself bidding on a home that has far less

One of the great things about living in Granite Bay's Ashley Woods neighborhood is the location. Ashley Woods homes for sale do not usually stay on the market long due to the desirability of the neighborhood. If you're selling your home, you have lots of decisions to make and probably no shortage of advice on what to do. Here's advice about some major mistakes to avoid when selling your home:

Selling Your Home

As the above picture illustrates, one of the major mistakes homeowners often make when they're selling their home is failing to see the clutter in a room. It happens slowly - over time, and it may seem like the chaos is orderly and completely under control to you. But potential buyers often see this kind of clutter and two things happen - and both of them are bad for you: 1) They are left with an impression that this space is small, cramped, and even dark and uninviting, and 2) They fail to visualize themselves in that space, which is the opposite effect you are

I arranged a surprise meeting for Jack and Kathy to meet Steve Sax for a casual coffee at Starbucks after we closed escrow on their home. For Jack, it was as if Christmas came early to see his reaction when Steve came walking towards him. When I listed their home in Granite Bay I noticed that they had one room dedicated to sports and most notable, Dodger memorabilia. Jack attended the 1988 World Series game where Kirt Gibson his is infamous home run and Steve Sax was in the on-deck circle and was the next at bat.

Jack was thrilled and had a rare opportunity to talk baseball with a Dodger legend. When I took their listing I hit the ground running to get their home staged, professionally photographed, advertised & listed on the MLS and on the Web.
