There is an old saying in Real Estate, "Don't wait to buy, but buy and wait."  Many times I have buyers and sellers asking me what the future will hold as they try to anticipate the market. Since my crystal ball broke a long time ago, the way we analyze is predicated on past behaviors and future forecasts.  Knowing the market you are in is key.  Every home is in essence its own market and depending on mitigating factors as in, condition, location, upgrades & low inventory can all play into pricing and your decision. Click the picture below for additional information.

We can look at past sales and average price per square foot, however, in the case of low inventory and multiple offers, you may find yourself bidding on a home that has far less

One of the great things about living in Granite Bay's Ashley Woods neighborhood is the location. Ashley Woods homes for sale do not usually stay on the market long due to the desirability of the neighborhood. Easy access to the community through one of the 4 gated entrances off Old Auburn Rd. in Granite Bay. Ashley Woods properties are also served by Roseville Utilities which, as any Granite Bay homeowner can assure you, are lowest utility rates around without going Solar.

Ashley Woods is also nestled among a canopy of Oak trees and open space which threads through the neighborhood. Many properties have backyard iron fencing which offers private views of the lush open space. The neighborhood is located in a master-planed community that offers

I arranged a surprise meeting for Jack and Kathy to meet Steve Sax for a casual coffee at Starbucks after we closed escrow on their home. For Jack, it was as if Christmas came early to see his reaction when Steve came walking towards him. When I listed their home in Granite Bay I noticed that they had one room dedicated to sports and most notable, Dodger memorabilia. Jack attended the 1988 World Series game where Kirt Gibson his is infamous home run and Steve Sax was in the on-deck circle and was the next at bat.

Jack was thrilled and had a rare opportunity to talk baseball with a Dodger legend. When I took their listing I hit the ground running to get their home staged, professionally photographed, advertised & listed on the MLS and on the Web.

Homeownership has a cloud over it ever since the subprime-lending crisis in the last decade, but honestly it’s not really justified anymore. There are millions of potential young homebuyers who aren’t taking advantage of homeownership anymore like their parents did when they were young. The truth is, it’s probably a better decision to buy today than it ever was. So that got us thinking, what are the top reasons to buy a home today? So we came up with a list of reasons to own a home and, while there are many, we’ve narrowed it down to three. So here they are, the top 3 reasons to call someplace your “Home Sweet Home:”

Do you own a local business or provide a service to the community you would like to promote?  I’m sure if you do the answer is a resounding yes, but advertising can be terribly expensive, especially for small-business owners.  Here at the NorCal Home Team we understand that, which is why we’ve recently launched our new and exclusive Local Business Directory within our website (NorCalHomesOnline), which features real estate and communities like Granite Bay, Roseville, Rocklin, Folsom and many others.  So when people search for homes in Northern California, they’ll see you as one of the top businesses or service providers in the community.  The best part is, it’s all FREE!

How to get started:

It's no secret to anyone in California that we're in the middle of one of the worst droughts in the last 100 years. Folsom Lake, for example, located northeast of Sacramento, is down to 58% capacity and is dropping over 9 inches every day. You can understand the local concern when you realize that over half a million people rely directly on that lake as their primary source of water. So what does this mean for California?  It means it's time to conserve! But how much is enough?  According to the U.S. Bureau of Reclamation, each household should aim to reduce their water use by a minimum of 20%, including the elimination of all outdoor irrigation. Sounds simple enough, but what steps can we take to hit that 20%?  We're glad you asked; here's a list of the
