The Granite Bay, CA real estate market is doing relatively well this spring, that is unless you're a buyer hoping for a lot of single-family inventory to check out. According to MetroList®, there are 70 active Granite Bay listings on the market today, with a high of $3.899M, a low of $385K, and an average list price of $1.309M. There are also 54 single-family properties pending in Granite Bay right now, including an estate in Bella Terra that was listed for $5.399M. The year-over-year comparison of Active, Pended and Sold properties from April to April, reveals that the inventory in Granite Bay has declined over 19%, the sales volume has remained steady at 33 (April vs. April), yet the pending sales volume is down over 11%. If you look at the inventory numbers, our current level is below most all of 2017 levels even with a significant increase over the last 30 days. What effect do these stats have on Granite Bay home prices? As you might expect, they're up year-over-year 20.4%, from $789K to $950K. What we're seeing in this (and many other local markets), are the effects of reduced inventory.
