In today's real estate market where we are experienceing low-inventory and pent-up demand from buyers, a not so well-known strategy for buying and selling lies within listing a property for sale "off-market". If you're considering selling your home it is well-worth your time to learn more about listing your home using this technique. Contrary to what some may consider as offering their property for sale by owner, selling a home off-market provides the benefit of having Realtor® representation and guidance, however, the home sale is not made public through a multiple listing service. One downside is that your property may not get near as much open-market exposure.

A useful way to think of an off-market listing is as a private sale.  As such, you'll want to work with an agent with a strong data base of buyers and an active network of local agents. 

Benefits of an off-market sale are plentiful and include the following:

  • You work with your agent to set your price starting with a current valuation of your home. In exchange for the opportunity to know about your sale, and not having to compete with multiple buyers, potential buyers lose some negotiating strength.
  • Likewise, you retain a stronger postion when it comes to other negotiations such as any possible requests for repairs.
  • Well-qualified buyers may have more flexibility when it comes to contingency time frames, the length of the escrow, or necessary rent backs to the seller.
  • Your agent will connect interested buyers with your property thus providing well-qualified buyers and reducing the number of showings you need to allow for possible looky-loos.
  • In an off-market sale the home-owner may be able to avoid extra expenses such as staging, photos, home prep and some repairs and/or updates.
  • The seller retains the professional services of their real estate agent, including negotiating on their behalf, strategic pricing, completion of necessary contracts and disclosures, file management and compliance, professional photography (when deemed necessary), and referrals to other 3rd party vendors.
